Our appointments are relaxed. We provide information about the selling process, selling in your area, answer
questions you have and tell you what we will do for you. There is never sign here; sign now, or … we will help you on your terms. We even recommend you interview 2-3 Realtors. Full service to us means what
ever you need to make your home sale quick, and as easy and rewarding as possible.
We provide our home sellers with a FREE virtual tour posted on our web site and on the MLS. We can provide
you a copy to share with family and friends. You will get lots of exposure on our web sites; we get over 50,000 hits a month on our web sites. Most of our home buyers now come from the Internet (and referrals),
seldom do we meet a home buyer anymore through print ads or open house, like we use to.
We will provide you, as our client, a free, no cost, no obligation CMA (comparative market analysis) during
our meeting. We also provide you with information to help get your home “market ready” to catch the eye of home shoppers. We include print ads, color flyers to be taken from the home by potential buyers,
professional yard sign, follow up with other agents after they show the home to see if there is any buyer interest, and if not, why not? And then get that feedback to you. We offer staging suggestions, and if the
home is vacant will provide items to assist with staging a vacant home, and check on the home weekly.
So, what will we do for you?
1 - Listing Appointment:
We will provide you with a no obligation listing appointment. During the meeting we will provide you with a CMA (comparable market analysis) to help you decide how to price your home. We will tell you what our marketing strategies would be for your home. We will give you literature and our opinions on how to get your home ready for sale.
2 – Listing:
Our typical listings are for 6 months for homes and 12 months for land or specialty properties. If anytime during the listing period you decide not to sell we will cancel the listing, the same if we don’t deliver what we promised.
3- Preparing the Home For Sale:
Prior to the first day the home will be on the market, there is a checklist of items and activities that should be done to prepare the home to look it’s best. We will provide this checklist in your pre-appointment listing kit. It includes things like pre-packing (your moving anyway), de-cluttering the home and yard/s, detail cleaning, making sure your homes “curb appeal” is the best ever and other suggestions will be provided.
4 – Staging:
If your home is vacant we will stage the home. We will add things like towels, shower curtains, flowers, etc to add color & help make the home more appealing. Hi-lighting the focal points of the home. We will also visit the home on a regular basis to make sure everything is in order. If you have a pool we will monitor the pool for condition and contact you should it appear to need work.
5-Advertising:
The best thing we can do in today’s world to let as many people as possible know about your home, is advertise on the internet. You will receive a virtual tour of your home, as part of our listing agreement with you. This will be posted on this web site , the local MLS and www.remax.com which is an international site. We are finding most of our homes are now selling through one of these three types of exposure. We will also provide you with a professional yard sign and color flyers. Open Houses as needed and if you want them. Print ad in the local newspaper. If any additional advertising is needed we will discuss it on a case-by-case basis.
6 – Negotiations:
When we receive a written offer on your property, we will present it to you in person, usually in your own home. If you are out of area we will call you, then email or fax it to you. Upon presentation we will go over it with you to be sure you understand the terms and conditions of the offer. If the offer is unacceptable, you can reject it, or offer a counter offer (our suggestion). We will help you try to find a middle ground with the buyer if it is not acceptable as is, prepare the written counter offer and deliver it back to the buyers agent as quickly as possible. You are in total control and make all the decisions we just give provide you with information and professional advice, assistance and support.
7-Escrow Period:
Once the offer is accepted by the buyer and the seller, the contract goes into an escrow period until the agreed upon close of escrow date. During this time the buyer will complete his/her loan & conduct any inspections. The seller will be required to go to the title company (or they can mail them if out of area) to sign documents agreeing to sell the home and title to the home.
8 - Repairs:
Part of the Purchase Contract allows the buyer a designated period of time after acceptance to conduct any inspections on the home. If the buyer determines that the home is in need of any repairs (usually done by a professional home inspector) we will present that information to you, and at that time you can agree to do the repairs, agree to some of the repairs or refuse to do any of them (not a recommendation). Like the sales terms, repairs can also be negotiable.
9 – Closing:
Once the buyers loan is completed, the lender will deliver loan documents to the title company for the buyer/s to come in and sign. The documents then go back to the lender for approval, and the loan moneys are wired into the title company’s bank for closing. Once those funds are received the title company orders recordation with the Cochise County Recorders Office. Usually within the same day, recordation takes place. You are cut a check from the title company for your proceeds of the sale and the home then becomes property of the Buyer.
10-Client For Life:
Once your transaction is complete we don’t just disappear. We are answer any questions and to help you with any real estate needs.
